The golden rule of real estate is Location, Location, Location. However, on Maui the location's value is enhanced by a rather intangible characteristic that varies based on personal preference: view.
Not all homesites are crated equally...this is particularly true here in Kapalua's Plantation Estates, where view is everything to a buyer and has a tremendous impact on valuations. Added to that are more subtle factors, such orientation with regard to the prevailing trade winds and the sunset, buildable area, and whether there will be a lot of site work involved. The ideal orientation for most in Kapalua is to face the channel between the islands of Lanai (where the sun sets in winter) and Molokai (where the sun sets in summer). This allows for architectural freedom with regards to indoor/outdoor living, with the home sheltering the lanai and pool areas from the trade winds.
That's what makes the homesite at 600 Honokohau so special: it is situated overlooking the 16th fairway, oriented with sweeping views of the resort and the Pacific Ocean framed by the Islands of Molokai and Lanai. With fairly level topography and wide frontage along the fairway, it is ideally oriented to build opening the home to the South West, to take in Maui's spectacular sunsets. The lot does not have ravines like many plantation Estates lots, providing a large building envelope. It is the last undeveloped home site located directly on the 16th and 17th holes of the Plantation Estates.
These are important distinctions to make when looking over current listings and recent sales to gain an understanding of the market in the Plantation Estates and how lot and home prices can vary widely. Sales prices vary dramatically in the Plantation Estates depending on location, topography, buildable area, view and orientation.
Plantation Estates Vacant Land: Market Overview
At the time of this posting, there are 5 active land listings range from $1,200,000 to $4,495,000.
In 2015, lot 20 in phase I, a vacant homesite overlooking the 18th fairway, recorded for $4.5 million. That same year, another lot of a similar size and a northern orientation closed for $1.4 million, when it was purchased as part of the sale of the adjacent home. The same lot closed in 2017 for $1.299 million.
With homes built on many of the lots, there are only a handful to transact each year.

About The Plantation Estates
This development was originally released in two phases surrounding the famed Plantation Course in Kapalua, comprised of 53 total homesites.
- Phase I was comprised of 36 homesites, with two annexed in later for a total of 38 lots.
- Phase II was comprised of 14 homesites, with just 6 of those lots directly overlooking the 16th and 17th fairways.
- Also a part of Phase II was an 80 parcel at Oneloa Place that was sold as a single parcel that could be further subdivided into up to but no more than 8 homesites.
- Honolua Ridge became a part of the Plantation Estates Lot Owner's Association in 2004, with the addition of 50 homesites in two Phases. These pay an additional separate roadway maintenance fee and are not situated along the golf course. Lot sizes ranged from approximately 3-30 acres.
Plantation Estates Home Sales: Many of the Highest Sales in Kapalua
The highest residential home sales on record in Kapalua are for an oceanfront point in front of the Montage Residences, Kapalua Bay and a home situated on the 18th fairway of the Plantation Course. Both recorded at $14 million, with the oceanfront home selling in 2000 and the home overlooking the Plantation Course selling in 2011. The majority of Kapalua's high end sales have been homes in Plantation Estates Phases I and II, situated overlooking the 16th, 17th, and 17th fairways, with four of the six in Plantation Estates Phase II.
