About Pineapple Hill:
Pineapple Hill is one of the resort's most popular residential communities, with a coveted location in the heart of the Kapalua Resort. Originally developed as 99 homesites, the first phase is comprised of homes on lots of approximately a quarter acre, although there are six larger homes built on two or three contiguous lots. There are currently 85 homes and 7 undeveloped lots in Phase 1.
In 2001, 31 homesites in Pineapple Hill Estates were annexed into the development. Known as Phase 2, this seciton of Pineapple Hill is comprised of lots approximately a half an acre in size. There are 27 homes and 4 undeveloped lots in Phase 2.
Pineapple Hill and Pineapple Hill Estates owners enjoy access to a community pool, tennis and pickleball courts, and beautifully landscaped grounds. The two phases are gated and there is an onsite manager.
Pineapple Hill Market Overview: Where are we now, and how has the market changed?
Home inventory in Pineapple Hill and Pineapple Hill Estates continues to be very low with just three homes actively listed for sale, all in Pineapple Hill Phase I. One is situated on single lots, listed at $2,795,000. There are two homes, each on a double lot listed at $7,900,000 and $7,950,000. There is one home pending at a list price of $2,999,000. There are just two vacant lot listings, both of which are in Phase I. One listed at $879,000 to $1,090,000. There is one pending sale in MLS, a Pineapple Hill Estates (Phase II) lot listed at $1,200,000. With so few lots remaining and low listing inventory the sales history on lots is far more sparse, with only one sale in 2020 and one so far in 2021.

Homes in Pineapple Hill are very desirable, as evidenced by low inventory and homes spending less time on the market.
Once the quarantine requirements were lifted in October 2020, we began to see more sales and sales volume, average sales price, and sales price/sq. ft., increased dramatically in 2021. It is not surprising there are fewer sales in 2020 as travel restrictions were in place for the better part of six months. Only two sales occurred during the travel restrictions, and half of the year's sales occurred after the state implemented its pre-travel testing program.
