Maui Real Estate Statistics February 2025

The Maui Real Estate Report for the second month of 2025 notes:

U.S. existing-home sales fell for the first time since September, slipping 4.9% month-over-month to a seasonally adjusted annual rate of 4.08 million units, according to the National Association of REALTORS® (NAR), as elevated home prices and higher interest rates continue to impact buyer activity. Despite the drop, sales were up 2% compared to the same period last year, marking the fourth consecutive monthly year-over-year increase.

New Listings increased 4.3 percent for Single Family homes but decreased 7.8 percent for Condominium homes. Pending Sales decreased 11.3 percent for

Kaanapali is home to several different residential communities, with offerings running from smaller home sites to large acreage, and from Mauka to Makai.   Located on Kahekili is the Kai Ala Drive development with just six oceanfront parcels.  The remainder of the residential developments are Mauka of the highway: the Kaanapali Hillside, Royal Kaanapali Estates, Kaanapali Vista, Kaanapali Golf Estates, and Kaanapali Coffee Farms.  Within the Kaanapali Golf Estates are smaller subsections including the Pinnacle, Kahua Kai, Summit and Lanikeha.

Unlike the Wailea/Makena area, there are to just eight oceanfront residential homesites that are a part of the Kapalua Resort:  five beachfront homesites at Kapalua Place, along with a home situated on Hawea Point, Alaelae Peninsula, and Mokuleia Point.

The quiet enclave of Kapalua Place is comprised of eight lots overlooking the white sandy beach of Oneloa Bay toward Molokai. The gated community was developed in 1989, with spacious homesites ranging from just over a half acre to 1.7 acres.

At the time of this post, there are four offerings at Kapalua Place, one homesite and three homes--all are beachfront.
